our process- vacant home staging

1. client contact &       estimate

You contact us via phone, text or email and provide us with the project information. Or Fill out our free staging quote form and we'll have all the information we need to provide you with a quick estimate.

2. site visit

Once you accept our quick estimate, we will come out to your property, photograph it and take all the measurements we need to complete your staging. We are happy to meet the home owner or agent, or we can use a lockbox. *We also have a supra key. at this point we will send a final staging proposal.

3. Agreement

Once you accept our staging proposal, we will email you an agreement for you to e-sign and also send an invoice for payment. Payments can be made securely online with a credit card or we can make arrangements for you to pay by check. 

4. schedule

Once we receive your signed agreement and payment, your staging is scheduled usually 5-7 days from signing the agreement and the design process begins! This process can take up to 2 weeks depending on the size of the project and whether or not we have to special order furniture & decor.


*express staging may also be available depending on the time of year and size of project. if you are in a rush, please notate at time of requesting your staging quote.





5. staging day!!

We typically arrive between 9:30AM - 12pm on the staging day and are usually finished the same day since 2/3 of the staging process is done during the pack & prep process at the warehouse.


Houses over 4,500 SF may take longer. We do ask that you schedule your photos for the following day to ensure that we have plenty of time to stage your home to perfection.


we also offer photography if you do not already have a preferred photographer/vendor.

6. de-stage-congrats!!

Once the house is sold, or at your request, we will come to de-stage and remove all the furniture, artwork and accessories. De-staging typically takes 2-3 hours. Larger homes may take longer. 

we recommend that you schedule pick up 2-3 days before close of escrow or at the end of your 2 month lease whichever comes first. 


*lease extensions also available should you need more time and decor items may be purchased by the buyer with a separate bill of sale.

Compare the different options and find the best option for your property size.  options range in price based on the quantity and quality of furniture & d├ęcor required to stage each room effectively.                we recommend staging these rooms at a minimum to provide the best showings and optimal photos.         all options may be customized with a custom quote.  if you need to add  or substitute,                                please contact us for a custom quote.
